Every municipality will hike taxes significantly because Bill 23 exempts developers from paying development fees to cities and towns, which pay for infrastructure (like sewage pipes) or services (like parks and libraries)
Greenspace will be permanently destroyed. Food that was grown on these lands will forever be gone, and paving over greenspace will increase risks of floods and other preventable disasters
Entire housing developments will be built with no input from cities and towns they are built on. Sustainable long-term growth plans no longer apply.
More homes will be built with no access to transit, no amenities, in the middle of nowhere, because it’s all protected green space that’s slated for development.
Bill 23 doesn’t address affordable housing at all. Not only does the bill not incentivize building affordable rental housing, but anything that costs $800,000 is considered “affordable” and allows developers to bypass paying municipal developmental fees.
